Let Us Tell You About this Position:

Equity ECS is a full service commercial real estate firm. Our comprehensive platform includes development, construction, brokerage and property management services that are tailored to provide solutions to each client’s needs. As Assistant Property Manager you are responsible for assisting in the day-to-day activities of the management of the assigned portfolio of commercial properties. You communicate directly with tenants and will be the first point of contact for inquiries about rent, leases, and maintenance. You will connect with all on-site management including contractors, maintenance and security to ensure everything is handled well at all assigned properties.

What are the Key Objectives:

  • Track all property information, including tenants, vacancies, and maintenance.
  • Understand financial goals to help the team operate the asset in the owner’s best interest.
  • Acquire and compile vendor bids for projects.
  • Create and notate variance reports and other financial performance reports.
  • Act as primary contact with all tenants and respond to inquiries and conflicts with courtesy, sympathy, and efficiency.
  • Respond promptly to work order requests and analyze ownership responsibility per leases.
  • Attend client and vendor meetings as needed.
  • Approve invoices for contracted work; reach out to vendors for any discrepancies
  • Prepare operating and capital expenditures budgets
  • Conduct property inspections, communicate issues with vendors as-needed and provide recommendations/proposals to asset management
  • Submit documents for new vendor set-up (COI & W-9)
  • Create vendor work agreements and service contracts
  • Coordinate maintenance repairs with tenants
  • Maintain access control systems & building directories
  • Prepare and distribute all tenant notifications
  • Ensure best practices are utilized.

What You Offer:

  • 2+ years' experience in commercial real estate property management preferred
  • Bachelor’s Degree or equivalent education and/or equivalent experience
  • Valid drivers’ license, required
  • Real Estate License or willingness to obtain preferred
  • Experience with Microsoft Office and YARDI preferred
